  • Is there water?
    There are 2 wells producing approximately 1,000 gallons per week. Most of water is hauled from town and is expensive, at this time 3¢ per gallon. Most of the Lots have water in front and meters can be put in when needed at a cost of $250.00

  • Is there electricity?
    I have just run a main power line down the main road to my house. One of the streets has power and lots can be purchased for $1,000 more plus $350 for a service pole. Other lines can be put in as demanded. All buyers are obligated to pay an additional $1,000, when lines are put in.

  • What about the roads?
    From the gate of property to town is 10.2 miles. It is what you would call county maintained. They come and grade it from time to time. It is usually wash board. In my pickup I can go 45 miles per hour, but sometimes get passed up. The plans are to make the road a highway all the way up the coast like Highway 1 in California. Eight years ago they surveyed, but in Mexican time it could be years. I just sold 100 acres to a big Developer of motor home & travel trailer sites, where they stay a short time and move on. He has approximately 15,000 members. When this is developed the roads to town will have to be maintained. The roads in the project are dirt maintained by me and there is a charge of $ 10.00 per month for maintenance of roads, trees and taxes. All have trees down the middle, watered and maintained. This is included in your payment.

  • Is there beach access?
    I own all the way to beach, with approximately 3 miles of beach frontage and maintain a road to beach. When tide is low, you can drive for about 8 miles. Four wheel drive recommended. You will have guaranteed access to beach.

  • How's the fishing?
    From my house to the bush with tin cans tied to it (Christmas Tree) is 5.5 miles. Mostly corbina & pompino, but with a variety of others. In October last year I caught 42 in 2 1/2 hours. You can take a boat to Turner Island approximately 20 miles and catch Yellowtail, Sierra , Dorado and a Sail once in awhile.

  • Can we sail?
    My wife keeps a small sailboat and launches from the beach.

  • Do we get the Title?
    Foreigners can not own property within 30 miles of the coast. The best that I can do at this time is to sell on a 10 year contract. When that is paid, give power of attorney to property and give 9 year 11 month lease with a 9 year 11 month option. I believe at that time it could be put in another name and start all over again. My Mexican attorney has agreed to do this for $550 and $100 per year.

  • Is there an airport?
    Kino Bay has a paved strip, Hermosillo is a major, with everything; you can rent a car or take a bus.
